DOMA expands into Queensland with company’s first Brisbane site
30 Albert Street marks the company’s first Brisbane site — a premium island site positioned adjacent to the Royal Botanic Garden and Brisbane River.
A 47-storey tower is proposed for the site, anchored by the Little National Hotel — the brand’s debut in Brisbane. The architecture reflects Brisbane’s warm palette and tropical character, with greenery woven through the podium to activate the Albert Street frontage and create a striking sense of arrival.
Above the six-storey podium sits a double-height amenity level — an urban resort destination and a first for Brisbane’s CBD. Resort-style pools, a gym, yoga spaces and landscaped lounges occupy the lower level, while bars, restaurants and conferencing facilities sit above, overlooking the amenity below.
30 Albert Street is a rare development opportunity — a connected CBD site on one of Brisbane’s most significant boulevards, with a brief to deliver something the city hasn’t seen before. We intend to set a new benchmark for mixed-use hotel development in Brisbane, a city with genuine momentum that DOMA is excited to be contributing to.
Brisbane is the next chapter for Little National, represent an exciting opportunity to evolve the brand — executive suites, resort-scale wellness amenity and a dining and bar offering that reflects the quality of the address.
A Development Application is targeted for the second half of 2026, with the hotel set to open ahead of the Brisbane 2032 Olympic and Paralympic Games.
