The redevelopment of the historic Canberra Brickworks is a step closer, with the Estate Development Plan now lodged for approval.
Finalisation of the Estate Development Plan (EDP) follows comprehensive public consultation and review to ensure it respects the historic nature of the site and meets the expectations of the community. The EDP sets up the roads, footpaths, parks and individual blocks of land to allow future development applications to be lodged for the various residential and commercial buildings, with the first series of development applications to be publicly notified imminently as well.
The Brickworks is seeking to be a 5 Green Star Community, which is categorised as Australian Excellence, with sustainability initiatives including installing rainwater tanks for open space irrigation; a natural stormwater re-use pond that will be used as part of the precinct’s irrigation strategy; and establishing dense canopies of street and park trees to provide natural shade and reduce evaporation.
Green space will be abundant, which will include two public parks with future buildings to be surrounded by a garden setting. Landscaping has been designed to connect the precinct internally, as well as to integrate with Yarralumla’s established network of open spaces.
The heritage buildings will be repurposed to house the Brickworks commercial and retail space, which includes offices, medial spaces, luxurious wellness facilities, including gym, day spa and skin clinic, as well as extensive food and beverage venues that will be contained within the kilns themselves and open into the garden network. These will include a bakery, a wine bar with retail premises, and a mix of café, restaurants and bars.
Under the EDP, the 16.1 hectare site will contain 380 dwellings, consisting of a mix of houses, townhouses, terraces and apartments.
Doma have collaborated with ACT Government on this significant project and received endorsement of the EDP design by Suburban Land Agency. The endorsement acknowledges that the EDP is consistent with Doma’s Tender Response and recognises the public engagement undertaken by Doma in the development of the EDP.
Construction will start in mid-2024. The first residential stage of the Brickworks will consist of a 300 car public car park to support the commercial uses of the heritage core and 22 north facing three-bedroom townhouses designed by Cumulus Studio, all with private 3-4 car garages. The second stage comprises 138 residences including generously sized two and three-bedroom apartments, a small number of one and four-bedroom apartments, as well as 20 terraces designed by internationally awarded Australian architecture firm SJB.
The EDP for the Brickworks will be notified on Doma’s dedicated Community Consultation website, along with comment through the Environment, Planning and Sustainable Development Directorate’s website.
