Doma’s plans to redevelop the former CSIRO headquarters in Campbell are progressing with the leading Canberra developer preparing to lodge a concept master plan as required by the approved Development Control Plan for the development. 

The development will be known as “The Foothills”, reflecting its elevated position at the foothills of Mount Ainslie.  The apartments and townhouses on the site will take advantage of the northern aspect and views over the city and lake, with close to four hectares of land permitting open spaces and resort-like amenities for residents on the fringe of the CBD.

The development will have a substantially lower density of development than that which is contemplated in the DCP that was approved before Doma purchased the site.  This permitted 60,000 square metres of development and contemplated up to 650 apartments.  The revised scheme will target approximately 132 townhouses and 104 apartments, with the two apartment buildings located along Limestone Avenue.  Doma will be seeking an amendment to the DCP that entrenches this lower density along with other associated adjustments.

Jure Domazet, Doma’s Managing Director, said that there was significant apartment supply in the city but it was all very dense and highly urbanised.  “The Foothills will provide the opportunity to downsize or move into the inner-North into a diverse range of townhouses and apartments without the usual compromises and challenges that this presents.  It is within walking distance of the City but still provides green spaces, sun, views, privacy and pleasant interfaces between buildings.  The large block also allows for significant resort amenities to be provided including swimming pools, a tennis court, parkland and a concierge service.”

The diverse mix of residences available range from a limited number of one-bedroom apartments through to large penthouse apartments with commanding views and large terraces, but also compact two-bedroom terraces through to four-bedroom townhouses that are genuine house alternatives with garaging for up to four cars. 

 “The Foothills will offer a range of products and price points—giving a cross section of the market the opportunity to live in Campbell and enjoying proximity to the City in a peaceful setting”, said Gavin Edgar, the General Manager of Development for Doma. “The residences – quietly set into the leafy foothills of Mount Ainslie – are in a location unparalleled by any on the market.  The development is a purely residential estate, dominated by beautiful gardens providing a refreshing green sanctuary in the inner-North.”

Doma is currently undertaking preliminary public consultation on the proposed development, with more formal consultation to take place once documents are lodged with the approval authority.
