In mid-2017, Hunter Development Corporation (HDC) on behalf of the NSW State Government conducted a three-stage tender process to select a preferred developer for a complex and sensitive development at the former and historic ‘Store’ site in Newcastle. The NSW State Government’s selection of Doma as the preferred developer for this $250M project, follows on from our successful delivery of projects for the Commonwealth and ACT Government.
Doma proposed the design and construction of a three stage integrated development on the site including residential, commercial and retail spaces consistent with the vision set out in the Newcastle Urban Renewal Strategy.
A condition of the sale was that the successful developer was required to deliver an integrated bus interchange on the site, to connect with the Newcastle Light Rail from the transport interchange at Wickham and this completed in 2020 and handed to TfNSW.
HCCDC, through Property NSW, obtained pre-commitments from State Government agencies for approximately 9,600 m² NLA of commercial space on the site for a 10 year term and this high quality PCA ‘A’ grade office was completed in March 2021 and is targeting a 5 star NABER Energy Rating, 4 star Water Rating and 5 Star Design and As-Built Greenstar rating.
