The premises are proposed on the balance of the site fronting National Circuit where Doma has already established the Little National Hotel, Barton.

The Little National hotel was developed in recognition of the need for increased accommodation for business travellers in the Parliamentary Triangle. Its adjacency to the proposed building at 23 National Circuit provides ample visitor parking directly nearby for 486 spaces. As a result of this earlier development several outstanding food and beverage outlets already exist across the Realm precinct and offer excellent staff amenity.

The public transport connectivity is very strong in the areas surrounding the site. Various bus stops supporting routes throughout Canberra’s north and south are in the immediate vicinity of the site, being less than 5 minutes’ walk. This will be further bolstered during construction of the Barton station as part of the proposed Stage 2B light rail route on State Circle.

The vision for this site is to create a standalone next generation PCA ‘A’ grade cross laminated timber building erected on a concrete basement over two levels and transfer level (at level one). The building will be largely made of renewable timber and the first of its’ kind in the ACT office market.

Cross laminated timber (CLT) is the most exciting building material of recent years, the rising star of the global mass timber construction industry. Often described as ‘pre-cast timber panels’, CLT is created by stacking kiln-dried timber boards with their lengths laid at 90-degree angles to each other and gluing their surfaces together with non-toxic adhesives. The key features and benefits of CLT are founded on the way it is produced. Cross laminating improves the structural properties of the product by distributing the along-the-grain strength of the wood in both directions, while the perpendicular cross lamination negates any significant shrinkage or deformation of the panels.

The base building is a 6 storey building set over two basements with typical floors of 810m2 of NLA totalling an area of ~ 4,610m2 NLA. Within the two basements there are 50 car spaces and high quality end of trip facilities for the exclusive use of tenants.

lant is housed in a central roof plant area and the building will utilize a high quality curtainwall façade with appropriate shading and interfaces being considered to ensure the optimization to natural daylight whilst maintaining privacy.

The building is targeting a 5.5 star Nabers Energy rating and 5 star Green star Design and As built rating.
